Take a tour of the beachfront house Ryan Howard sold to Ben Mallah for a record $16 5 million

When Ben left the military, he got a job in Oakland, California as a garbage collector. Since he was good at his work, the property owner made him in charge of the building where he was living. Shortly after, he was promoted to be in charge of all the other buildings his employer-owned. CLEARWATER — Now that investor Ben Mallah owns Tampa Bay's most expensive house, he's trying to sell two (slightly) more humble ones.

Under the terms of the auction agreement, the winning bidder is under legal obligation to close the sale by the end of the month or lose a $250,000 deposit. After years of court battles, Mohamed Hadid’s 30,000-square-foot mansion will be auctioned off to the highest bidder and then torn down. Broker Stephen Shapiro, the founding partner of Westside Estate Agency, said the low price reflected the “out-of-control ego” of Niami, who built a huge house that wasn’t really a home. He’s got people willing to pay $50,000 a day just to do commercials and films,” Hankey said. Concierge Auctions, which handled the sale, said its auction site drew views from 170 countries, including Australia, the United Kingdom, Germany, France and Italy — and generated some 2,800 prospects.

Similarly, his ownership includes commercial properties, residential places, hotels, and yachts. Over the years, real states moguls have gained notable fame and success in the real estate industry. The largest single creditor is Los Angeles billionaire Don Hankey, who lent $106 million to the dream project of developer Nile Niami.

The lender is owed more than $130 million in secured debt, including money he provided in bankruptcy to repair and spiff up the property for sale. Mallah's real estate holdings include several hotels in the Tampay Bay area and other parts of Florida. A self-made millionaire who never finished high school, he recently sold a senior living tower in Clearwater for $5.5 million more than he paid for it two years ago. The story of Ben is all the evidence a person needs to know that it is possible to rise from nothing and make something out of yourself. He is a wise investor who buys historical buildings on online auctions and sells them at a profit. He owns the two most expensive houses in Tampa, expensive yachts, cars and many other things.

Billy Connolly rose to fame after appearing on Parkinson, a chat show on the BBC. His appearance on the show changed his life from being a musician to a comedian. The comedian became a household name portraying many characters in sitcoms and other television shows.

"A couple weeks ago we celebrated our 15th anniversary so once I divided it, about a million bucks a year with a 10-percent gratuity, came out to the price of the house," he joked. Howard built the opulent beachfront home four years ago. It was a tightly-guarded construction site as the building went up, but now that it's changed ownership, the home's new resident is ready to show the world what all the fuss was about.

The selling agent was Rafal Wazio of Coldwell Banker Residential Real Estate. "Today he made his biggest sale -- now his kids will have hamburger in the Hamburger Helper,'' Mallah joked. The pool is enormous and meanders lazy-river style through the entire property. He recently executed the sale of a Publix Supermarkets-anchored shopping center in Englewood; the plaza sold for roughly $8.785 million. The home at was built in 1991 by Marshall Rinker Jr. and his wife Mary. Marshall’s father, Marshall Rinker Sr., founded the concrete company Rinker Materials Corp., which was once the largest concrete company in the state.

Over an eight-month period, Mallah replaced the roof, improved the seawall and added boat docks. The property includes a guest house, putting green and tennis courts. He became world-famous for restoring fast and vintage cars. Fanatics of the movie Batman envies him because he is the one who purchased the Batmobile used in Batman Returns. This was a turning point in his life because serving instilled in him the discipline he lacked.

Real estate Mogul Ben Mallah arrested news has been a concern to many. “When I built in steel, what you saw was what you got,” the plain-spoken Koenig once said. What Buck and Carlotta Stahl got when they drove up to Woods Drive in 1954 was more than they ever envisioned. “They simply built their dream home,” their children write. It was placed into bankruptcy in October after Hankey foreclosed on the $106 million in debt defaulted on by Crestlloyd, the limited liability company established by Niami that legally owns the project. The most ever spent on a U.S. residence was $238 million by hedge fund mogul Ken Griffin for a New York City penthouse in 2019. Several international sales have surpassed $300 million. The listing agents for the house were Jackie Diaz and Karen Hegemeir of Premier Sotheby's International Realty. The home was was sold in a private placement, meaning it never appeared on the Multiple Listing Service.

Real estate investor Benjamin Mallah paid $16.5 million for the palatial estate. The buyer, according to a statement from Premier Sotheby’s International Realty, the agency that listed the property, is Ben Mallah, principal of Equity Management Partners. Mallah is also the former owner of the Best Western Bay Harbor Hotel in Rocky Point, which he sold for $34.5 million in 2015 and is now known as the Godfrey Hotel & Cabanas Tampa. So, currently, there are no factual details regarding his arrests or being charged, as Benjamin shared a post on his Instagram handle two days ago, which indicates that he is not arrested.

Prior to the auction, a Niami spokesperson said the developer would not be commenting on the auction. Niami has been attempting to regain control of the property. In December, he proposed creating a cryptocurrency called The One Coin that would be backed by the mansion and pay off all the home’s debts. “The buyer pool for this is very small, and with everything happening in Russia, all of a sudden those Russian billionaires who may have been your best bet to buy it are pulling out,” he said.

Shortly after his initial real estate career, he partnered with MarWil Investments. When his finances became stable, he started buying abandoned properties, renovating them and selling them at a profit. Ben used the money he made to invest in hotels but has since sold most of them while retaining only those he believed would be good money makers.

As the booming real estate market cools off and interest rates reach new heights, businessman Ben Mallah is grappling with making profitable investments in today’s harsh economic climate. The secret to being a rich man is not working for anyone other than yourself. Wealthy people like Ben Mallah made a fortune by believing in their dreams and having the courage to do what their hearts told them. In the case of Ben, his passion led him to real estate, and through wise investments, he has been able to put his name on the map. According to Ben, his is a story of rags to riches and thanks to his real estate business; he now has a net worth of $250 million. This makes it hard to believe that he was poor at some point in his life, but anything is possible with hard work and resilience.

That means many creditors will take losses — even though most of the auction house’s 12% fee will be returned to the bankrupt estate, which is not a typical arrangement. The highest amount previously paid for a Tampa Bay home was $11.18 million two years ago for the Century Oaks estate on Clearwater Harbor. Even Sarasota County, long known as a high-end market, has not had a sale close to $16.5 million in at least 10 years.

I was hoping for terror, but naturally part of me expected to see the same old props from every amateur haunted attraction — rubbery masks on unenthusiastic actors, ghosts made of sheets with eyes artistically cut out. Beginning Centuries ago, the vicious civil war between the vampyres and demons has left the castle in ruins and the scene of the most unspeakable torture and evil for anyone foolish enough to enter. This army of grotesque monsters now lurk the castle halls seeking vampyre and humans alike to inflict their relentless evil and fear upon.

It was very unsettling and I couldn’t wait for it to be over. But that was my own psyche (powered by my own extra-dark imagination) getting to me. Most people will conquer the “bubble walls,” avoiding a panic attack — they will be scared for a little while and in time scary impressed.

(Had we stayed too long?) Truly Chainsaw Guy intimidated me, with his gruesome mask and real, not-a-prop chainsaw. I drove away peeking over my shoulder for any escaped zombies looking for a ride. My own neuroses aside, Bennett’s Curse is hands down the best haunted house I’ve been to. I highly recommend it if you’re looking for something fun and terrifying to do this Halloween season.

Please proceed to the VIP line once you arrive at the attraction. At any time prior to entry into the attraction the VIP can be upgraded from General Admission  or Speed Pass at the event box office for the difference in price paid. There is an ATM on-site.Credit cards CAN be used through online ticketing only. This haunted attraction is not recommended for children under the age of 10. Having been to many haunted houses (so many I’ve lost count), I started the night a tad skeptical.

If you purchase a general admission ticket you can always upgrade to a speed pass or VIP ticket at the event so bring some extra cash if you decide to upgrade. As I’d daydreamed earlier, we did in fact get pursued by a chainsaw-wielding lunatic as we exited the haunted house. He chased us in the direction of our cars, but not before getting all up in our grills.

My weird complex of getting scared by the sound of people running up behind me made that aspect even more disturbing. If you purchase a ticket from anyone other than Bennett Entertainment LLC you take the risk of being scammed. What Is Modern Landscape Design? How to Create the Look in Your Own Lawn

modern landscaping design

In addition, we choose plants and materials that are appropriate for the local climate and soil conditions, ensuring that the landscape will thrive for years to come. Ultimately, working with a quality landscape designer can save time, money, and stress, while creating an outdoor space that enhances the beauty and functionality of your home. Modern landscape design embodies sleek lines, minimalist aesthetics, and a focus on functional spaces. It often includes a balanced combination of natural and man-made elements, embracing clean geometry and open areas. This design style encourages simplicity, utilizing materials like concrete, steel, and glass to create a contemporary and uncluttered look.

State-of-the-Art Landscape with Rocks and Shrubs

Landscaping for these homes was—and remains—clean and uncomplicated, with an emphasis on hardscape and the pleasures of outdoor living. Check out these midcentury modern inspired landscaping ideas that can work in a variety of modern settings. This Spanish Colonial Revival home shows that modern landscaping truly can work for a variety of architectural designs. Lush green grass helps set the stage here, while large, off-set blocks of concrete with gravel between create a minimalist pathway. Just as minimalism in interior design has become popular over the last few years, minimalism in landscaping is following suit.

Water Fountain and Lush Greenery

Contemporary landscaping focuses on creating comfortable seating areas, like the one you can see in this patio. This is a simple minimalist design that can be executed in the backyard, rooftop, or patio. The rectangles of grass and tiles represent a balanced representation of softscape and hardscape with practical paths for walking and seating. Incorporate sculptural seating elements, crafted from weather-resistant materials like concrete or metal, for a unique and artistic touch to your modern landscape. Whether nestled amidst lush greenery or featured as a sculptural element, this amenity adds a touch of indulgence to your outdoor oasis.

California living at its finest. Let's bring your vision to life.

Embrace the serene simplicity of a minimalist zen garden, featuring meticulously raked gravel, carefully placed rocks, and a tranquil water feature. Appreciate a modern garden as a piece of performing art and enjoy the choreography and color thanks to visiting birds, bees and butterflies. Soft landscaping is not only aesthetically pleasing, it benefits the environment hugely with plants and trees improving air quality and boosting biodiversity. So, there’s a move to replace large areas of lawn with planting, breaking up green expanses to make a softer and more wildlife friendly garden. 'The main design concept in a modern-minimalist landscape is to use restraint and work hard to minimize your planting palette,' says Amy Hovis of Eden Garden Design. There are plenty of fences to choose from, which are less maintenance than a front yard hedge.

Privacy, seclusion, and tranquility are paramount, with carefully curated spaces that offer respite from the hustle and bustle of daily life. Sculptor Alison Crowther’s vast hand hewn Xylosphere I is made from English oak. Made for clients who love British wildlife, ‘the natural oak material is in a continuous process of change and refinement as the timber ages and weathers,’ Alison explains. She suggests avoiding pesticides and fertilizers, and no dig gardening, planting in layers to keep carbon locked up and digging as little as possible to protect root networks.

Concrete Block Pavers and Grass

A garden room can be a viable and cost-effective alternative to an extension or loft conversion, especially as a home office or hobby space (think an at-home yoga studio or craft room – bliss!). A shed is a non-negotiable for anyone who loves gardening, whether it’s for keeping your collection of garden tools or storing your beloved deck chairs come winter. Your garden is an extension of your home, so make the two work together by emphasising the link between outdoors and in. Dave Demers is the owner and principle designer at CYAN Horticulture in Vancouver, British Columbia. Embrace flexibility and versatility with modular planters that can be rearranged or reconfigured to suit your evolving design needs.

Q: Can modern landscapes incorporate smart technology for enhanced functionality?

For example, decorative hedges or well-groomed shrubs running parallel to each other is one way to create symmetry. Harness the spellbinding charisma of a modern waterfall feature in your landscape design to transport yourself and your guests into a state of tranquility. Gentlemen, think about the mesmerizing cascade of water, trickling over layers of smooth rocks, adding an ambient soundtrack to your outdoor living space. Embrace nature’s finer textures with a pebble landscape that sings of modernity and serenity combined.

You're also likely to see minimalistic features like concrete paths and patios paired with metal accents. What you won't see in a modern landscape is wildly wandering vines, exuberant flowering shrubs, or a large hodge-podge of plants—these all skew a bit too traditional. A platform made of tiles or stone is the right choice for people who have no time to take care of trees and shrubs. This minimalist landscaping design features low-maintenance grass so you won’t spend much effort or money to keep your backyard in shape.

Jennifer Horn of Jennifer Horn Landscape Architecture says that instead of using a ton of different colors, stick to one or two throughout the seasons. For example, purple alliums can add colorful intrigue at one time in the season. When the alliums aren’t in bloom, white or yellow daffodils can blossom to showcase a different color. For instance, she recently paired purple muhly grass with Corten steel edging as they have a similar aesthetic.

Landscape Architecture as a career path was first presented when she collaborated on the design and install of a community garden, trail system and deck at an Education Center while in the program. Check out our garden office ideas for more ways to create a work from home space in your garden. If you like a lived-in feel to your garden, you might prefer to inject rustic colours and textures to your space. Just be sure to add in plenty of greenery to avoid the space looking too clinical. Think about including a cooking and dining space, a more informal seating area, and then a kid's play area with a lawn, for example.

Whether you need a small backyard makeover or a complete property transformation, we have the expertise and experience to bring your vision to life.

Modern landscape design embraces simplicity, functionality, and a minimalist aesthetic. It features clean lines, geometric shapes, and a subdued color palette to create a sense of openness and order. Sustainability is a key consideration, with the integration of eco-friendly practices and materials like native plants and water-efficient irrigation systems. Outdoor living spaces are prominent, providing areas for relaxation and entertainment. Contrasting textures and materials add visual interest, while focal points draw attention and create visual impact. Thoughtful lighting design extends the usability of outdoor spaces, emphasizing ambiance and highlighting key features.

However, it’s essential to collaborate with a professional landscape designer to accurately assess the costs based on your specific requirements and desired features. Modern landscape design is a holistic approach that harmonizes contemporary architectural styles with the raw beauty of natural elements. In the ever-evolving landscape of contemporary living, outdoor spaces have emerged as captivating canvases for artistic expression, seamlessly blurring the boundaries between nature and architecture.

10 Best Solar Generators with Advanced Buyers Guide

solar generator for house

It even beat out the 200W Jackery SolarSaga if you consider that this panel generated 94 percent of its claimed output, while the Jackery only managed 92 percent. Something you see over and over when you’re looking at the fine print on power stations are reminders to protect them from the elements. Rain, dirt, and dust can wreak havoc on the ports and inner workings of these devices. For those of us that love the outdoors and plan to use these devices camping or overlanding, this is a bit of a conundrum. Strangely, this panel does not have the same sundial component that the Anker SOLIX 100W does.

Best Solar Generators: Reviews & Recommendations

Solar-powered generators are better for the environment and can last longer than gas-powered generators. This reliable and efficient gas generator can run a slew of appliances at the same time and also runs on propane. A solar generator system will usually include a set of panels as well as a battery and electrical conversion system. Solar generators typically cost more money upfront than gas generators.

Reviews in Energy & Power

Harvesting the clean, renewable energy of the sun allows your solar generator to be recharged during a blackout and provides sufficient power to keep your home running. In my test of the best portable power stations, the Anker SOLIX C1000, which uses the same battery chemistry as this model, was a top performer. It was very efficient at delivering large and small amounts of power. Unlike the C1000 model, the Anker Solix F2000 comes with an RV plug built in and a max wattage of 2400 watts (which I did test), equivalent to what a typical RV uses in a day. If the solar panels are what is generating your power, the power station is what captures it, stores it, and releases the power when you need it. But the power station also uses some of that stored energy to power itself.

Weight

While modified sine wave inverters will power most appliances and gadgets, they are less efficient and can cause some devices to malfunction. A 1,000Wh solar generator will last about 4 hours (1,000/240) before the battery runs out. By the way, the Apollo 5K also has a 240V split phase option where you link two units to get 240V power. This is great for running some air conditioners, well pumps, ovens and large power tools.

Bluetti AC200P Portable Power Station — Best Deal

This helps ensure the most productive and effective solar charge possible. It can power everything from a smartphone to a portable fridge for upwards of 20 hours. Many customer reviews our team read praised this portable power station for producing minimal noise, having a long-lasting battery, and being easy to carry. Unhappy customers noted that this model died quickly and lacked power. The amount of solar energy your solar panel array can capture depends on the rated power, efficiency, and number of PV panels you deploy. It also depends on environmental factors — like peak sunlight hours at your location — but solar panels can capture solar energy even on overcast days.

A one-time roofer and a serial remodeler, Dan can often be found keeping house at his restored Brooklyn brownstone, where he lives with his wife and kids. Assuming there's community solar in your area, it's fairly straightforward to apply. Gasoline may be the easier stopgap for short blackouts, but it’s neither more cost-effective nor reliable in the long term. The Westinghouse Portable Generator can run for up to 12 hours using a 6.6 gallon fuel tank with a built-in fuel gauge.

Solar generators are meant to power and charge just a few electronics, not the entire house. Portability is also important in solar tracking, where you move the solar generator and panels to maximize sun exposure. This is something many people forget to check when buying a solar generator only to discover they cannot plug in their fridge or charge their phone. Square sine wave inverters are the cheapest and the least efficient. You are unlikely to find a solar generator with a square sine wave inverter. For years, we have said that solar generators cannot power an entire home.

Battery Capacity and Power Rating

solar generator for house

For a base price of around $500, you can get 240 watts of battery capacity and 60 watts of solar charging capacity in Jackery's SolarSaga 60 solar panel. (Jackery also sells the Solar Generator 240 with its SolarSaga 100 panel for slightly more.) Both parts of this solar generator are nice and small and under 10 pounds. In our testing, the power station used an incredible 98% of its listed battery capacity. Bluetti's PV200 portable solar panel offers up to 23.4% efficiency.

Why Renewable Energy Is the Cheaper

Each product and or company featured here has been independently selected by the writer. It’s the robust, high-performance output you need to power major appliances like washers and dryers during an outage. Solar generators do not create deadly fumes, making them significantly better for the environment and usable indoors and out. By contrast, the EcoFlow DELTA Pro produces less than 50dB of noise when charging or operating — more than 20dBs below the safety threshold and comparable to average room noise. Of course, if you need less power, you don’t need to splurge with such a big battery. Based on our computation, you'll need a generator with a capacity of 2,940Wh.

Despite being a similar size and price compared to the Anker SOLIX 100W (a 100-watt solar panel), it produced 16 more watts during testing. In order to regulate the current between the solar panels and the battery, the simplest controllers cut the power when maximum voltage is reached. This isn’t as efficient as models that use three- power point tracking (MPPT). While it serves as a great home power supply during an emergency, the MaxOak Bluetti is also portable enough take along on fishing or a road trip.

With a large enough solar array and generator, you can eliminate your electricity bills completely. Families of four or more will benefit from the added security of a Whole Home Solar Generator. With up to 3,200W of solar charging capacity, 25 kWh of storage, and power output of 7,200kW/240V, this system can run your home indefinitely. If your primary goal is to have a solar-powered whole home backup power solution during blackouts, you may not need to consume as much electricity as you do when the grid is available.

The other way round also makes little sense — why would you haul almost a 100 lbs weight of batteries if you can barely power a 1,000W microwave with that system. Not only do lead-acid batteries weigh more than lithium batteries, but they are also more sensitive to the depth of discharge (DoD). If the presentation is full of information, downloadable manuals and tech sheets, and instructional videos, you’re probably at the right place.

The Bluetti AC200P, for example, takes 14 hours to top off with a 12V charger. Cordless power tools are great as you don’t have to chase power sockets and worry about cords in messy areas. On the business end, the River Pro may not power a microwave oven or an electric grill, but it still packs enough power to run the fridge, coffee maker, or TV in your cabin.

Evolving from a generalist nature of practice to a more specified studio has allowed for a comprehensive understanding of creative problem solving and an opportunity to view design challenges from multiple perspectives. As a consequence, you shouldn't import and use Empty if your RPC doesn't happen to have any request or response datayet. You should instead define a custom empty request and/or response message per RPC.

Huffman and Company, Sage Partners, and BUF Studios have the pleasure to design one of the final pieces of this decade-long master planning effort. With a majority of the site already in place or under construction prior to this project’s commencement, BUF Studio chose to provide full architectural and MEP engineering services in order to navigate some very tight site constraints. The result utilizes every square inch of available space within each of the 28 property boundaries.

What Size Solar Generator Do You Need to Run a Whole House?

If you have a smaller home, you might even be able to power the entire house as normal. On the other hand, if you plan to use the generator inside, keep in mind that cooling fans still produce a kind of whirring noise when engaged to full power. For example, if a generator has 3,000Wh, it can power a 100W TV for 30 hours, a 60W laptop for 50 hours, or a 1,250W electric grill for 2.4 hours. Among other things, we handpicked the products in this list for their optimum power-battery combos.

If you have recently bought or renovated an RV and are looking for the best solar-powered generator, this is the pick for you. The Anker’s PowerHouse 767 Power Station and 760 Expansion Battery Bundle is a great way to optimize your recreational vehicle. It can put out 2,400-watts and in addition to the four AC ports, it also has three USB-C charging ports, two USB-A ports, and two car outlets. Weighing in at under 13 pounds and with a collapsible handle, Goal Zero’s Yeti 500X Portable Power Station is our go-to pick for the best solar generator for anyone going camping. While more compact in nature, it still packs a punch with AC, 12V, and 60-watt USB-C ports that enables it to charge all of your devices. Additionally, an anodized aluminum enclosure helps to keep everything safe.

They are the latest devices homeowners use to build their Smart Home Ecosystems. You need a generator that’s at least 1500W to run a refrigerator during a blackout. In the event of a power cut, a 1500W solar generator would run a fridge for around 6 hours. While some solar powered generators have some degree of water resistance, it doesn’t mean you can leave yours outside in a rain.

Electricity Consumption During a Blackout

With these guidelines in mind, we recommend something like the Jackery Solar Generator 3000 Pro if you are looking to power your house. This option will only last about 500 cycles before dropping to 80% of its capacity. However, since it is intended to be brought out for camping and will be used less frequently, that can offset the shorter lifespan.

It can also power full-on appliances in an RV or emergency situation. The solar generators on this list span a wide range of budgets, from a few hundred dollars to a few thousand. They span several use cases, from camping to a backup for your home. Only you know all the factors that make one of these the best solar generator for you, but we think that one of these will get the job done.

But none are as expandable as the Titan solar generator from Point Zero Energy. This is unlike most high-capacity solar generators such as the Bluetti AC500 + B300S and EcoFlow Delta Pro that are expandable. If you have any 240V appliances you need to keep running during a blackout, you need a solar generator that can produce 240V AC power instead of the usual 120V.

Above them, there are two cigarette lighter sockets at 12V and 24V, which means you can power a range of portable accessories. The screen is easy to read, and the whole package seems fairly durable. That’s fine by us because it holds a charge slightly longer, can survive more charge cycles, and is more stable. If you want to power your cabin or super-secret hideout, this is the way to go. We suppose it would also be fine to keep in your garage as a backup power source, even though that’s less exciting. When you add PV solar panels to a whole home solar generator, you can power your home without worrying about gas prices or utility companies.

"Now you have more than a dozen reputable brands competing in the space." Some areas are much more solar-friendly than others, and you'll generally have better luck finding larger community solar programs in places where there's legislation supporting the solar industry. I'm trying to start my adult life, but bills, loans and monthly payments leave me feeling pinned down. A significant portion of Gen Z has "money dysmorphia," but it's still important to cut costs and follow proven financial strategies when possible. We can all take one small step at a time -- the cash you can save on your electricity bill will add up.

That doesn’t mean, however, that it will provide power for several hundred or several thousand hours. Any generator will ultimately last a different amount of time, depending on what’s plugged into it. This model has 2kWh of storage built-in, but you can expand that capacity with extra external daisy-chained batteries. It gives a total max storage of up to 24kWh—enough for a serious off-grid job. The optional solar panels charge the battery quickly and efficiently. Jackery claims roughly two hours of charging time via the optional solar panels, and I found it took more like 2.5 hours, but that includes battling some passing clouds.

Solar backup generators with lithium batteries are more expensive. But they provide more power, higher charging efficiency, and a longer lifespan. If you are on a budget, it might be cheaper to set up a solar power system instead using solar panels, batteries, a 240V split phase inverter, and a charge controller. On a sunny day, you could charge the EP500Pro with solar panels in just 2.7 hours.

For RVs and camping, use a solar panel ground mount that you can move around to keep up with the sun’s position. Some generators can have as many as 4 USB ports, maybe a couple of AC outlets and one 12V socket. Pure sine wave inverters are the best but also the most expensive.

The battery will only last you about a half hour doing this (we tried it), but it does work, and that’s more than many other models can say. I also got to test the Explorer 2000 Plus during a real power outage. It kept our router running for several hours to maintain connectivity. Solar generators are available in a variety of sizes with various wattage and storage capacities. They are primarily for powering homes during electrical outages or for outdoor activities like camping, hunting, sailing, fishing, and traveling.

This is where you combine two solar generators to double their voltage and output. If you want to power appliances like a mini fridge, TV, freezer, CPAP, or a fan, the Delta Mini is a great choice. It’s also a lot more affordable compared to high output solar generators. In fact, you can replace these components including the batteries, inverter and charge controller.

Its modest 293Wh capacity isn’t huge, but it’s enough to provide 31 phone charges, 15 for a camera, 6 for the average drone, 2.5 for a laptop, or a few hours of operation for a minifridge or TV. To bring my work along for the ride, I needed a constant power source to charge my laptop, a portable fridge, lighting, and a myriad of devices and tools … even the best electric bikes. As a result, I’ve tried all the leading portable power stations (and plenty that aren’t leading, too), so I know precisely what separates the best from the blah. I’ve written all about it (and other outdoor tech) for publications, including the Daily Beast, Thrillist, the Manual, and more. Recharge this portable solar generator in around 8 hours with a wall outlet and around 5 to 10 hours with a solar panel (sold separately). It measures approximately 14.6 inches long by 6.5 inches wide by 14.4 inches deep and provides four USB outputs, two AC outlets, a car port, and carrying handle.

What Is House Poor? And How To Avoid It

house poor

If your other obligations are low and you’ve got a significant cash cushion in the bank, you may consider a little extra debt to secure the house you want. To avoid getting yourself into a situation where you’re at risk of becoming house poor, you should first determine your debt-to-income (DTI) ratio. It’s recommended that you plan for at least a 10% increase in the cost of living when creating your budget to buy a home. This will help ensure that you can meet your financial obligations, including homeownership expenses, even if there are unexpected circumstances that arise. That way if, say, your bathroom floods or you lose your job, you have some financial cushion.

What Does It Mean To Be ‘House Poor’ Or ‘House Broke’ And How Can You Avoid It?

The company found that 27.4 percent of all homeowners are “cost-burdened” in its study. But the costs of owning a home are significant and you should include them when you’re creating your house buying budget. More than the monthly mortgage payment goes into buying a home. Now that we know what it means to be house poor, how do people get that way in the first place? First-time homeowners may simply not plan beyond the costs of buying a house – and the down payment and closing costs are just the start of the lifelong expenses of owning a home.

If you think the home’s market value has increased, you could get a home reappraisal. And if the new value brings your home equity up to 20%, you can ask to cancel your private mortgage insurance payments. If you have multiple debts, it may be worth consolidating them. If you’re able to land a lower interest rate than your original ones, it might be easier to pay the debt off. And that may create more breathing room for your housing expenses.

They also refinanced the home twice but the payment was still sitting at $2,200 a month. Part of that bind included roughly $30,000 in credit card debt. With a child on the way and the family turning to a single income, there was no way they were going to be able to pay it down anytime soon. If you find yourself in this situation, remember you have the option to find a home that costs less and allows you to afford your monthly mortgage comfortably.

With mortgage rates reaching their highest levels since 2000, the average American now allocates as much as 43% of their income to afford a home. Financing repairs or charging them to a credit card will put off having to pay any expenses immediately, but it might come at the cost of adding another high-interest debt to your monthly payments. For instance, the mortgage and other costs such as maintenance and utilities, etc. As a result, people in this situation find themselves with little to no wiggle room to take care of other regular expenses or to work on their savings goals. The house poor definition is when most of someone's monthly income ends up going towards paying down their house, putting a financial burden on them.

Besides lowering your rate, you could refinance into a longer term. You could also choose to put more toward your payment to pay off the loan sooner if there came a time when you had more money available. The general rule of thumb is that you should not be spending more than 36% of your income on your total debt. This includes things like personal loans, credit cards and, yes, mortgage payments.

The house poor professor who spends half his pay on his home

With this approach, some experts recommend that your mortgage payment should not take up more than 25% of your take-home pay. Which will ensure that you have plenty left over to cover additional expenses you may be facing. While a lender will run some calculations to determine how much you can afford in monthly payments, it is ultimately your responsibility to run your own numbers too. From what I’ve observed, people who thrive in homeownership view their property as an investment from day one. If you’re struggling with payments and do not have a lump sum of money to use to recast your mortgage, you may only be able to refinance the loan. The average down payment in the United States is just 7% for first-time home buyers and 16% for experienced buyers.

If you’re already house poor, there are strategies and tactics you can use to get yourself into a more comfortable financial situation. According to a survey conducted by Consumer Affairs, 69 percent of homeowners feel that the definition of house poor applies to them. In the same survey, three out of every five homeowners indicated they have had to forego other home essentials to keep up with their mortgage and other housing bills. If you can expect to save a significant amount of money on monthly payments by renting, you may consider this option until you can save up for a larger down payment.

A complete list of the selected applicants can be found on EPA’s Greenhouse Gas Reduction Fund Solar for All website. That percentage of house poor homeowners was higher for millennials, who are currently the largest demographic buying homes after years of being shut out of the market. 78% of millennial respondents said they felt somewhat house poor. California is losing population and adding housing units, but housing costs are still sky-high, and experts don’t expect that to change anytime soon.

More Than 1 in 4 American Homeowners Is House Poor The New York Times

Home values have generally been going up across most of the country, so you may have more equity in your home than you think. If you’ve done any renovations, this also has the impact of increasing the value of your home. However you get there, having more equity in your home means less risk for lenders. This can translate into a lower rate when you refinance your mortgage. If you're feeling house poor right now, the best way to get yourself out of that situation is to lower your expenses or raise your income. In the next few sections, we’ll look at the expense portion of the equation before touching on income.

Base decisions on net income

His primary areas of interest include financial, real estate, and macroeconomic topics. In addition to working in the financial planning and real estate sectors, Andrew has also earned degrees in finance and political science from the University of Colorado. But still, it’s not easy watching the hit in his pay each month. It means forgoing many different things that Shaun wants to do but cannot because of his financial situation.

A hard lesson as a new homeowner if you're house poor is not having money for repairs. If all of your funds are allocated, and something breaks, then you have to go into debt to fix it. Some people decide to purchase what is known as a starter home. Although this might not be your "dream house," it's a great way to become a homeowner and still love your home without becoming house poor. Putting more down on your house can also reduce your interest rate.

By this time, his wife switched careers and worked in real estate. She was pulling in a lucrative $175,000 a year while David made $80,000, allowing the two to live comfortably. We empower women to pursue and achieve their dreams of financial wellness in order to live life on their own terms. To stop this from happening, be content with what you have and avoid lifestyle creep. That way you aren't adding extra expenses on top of what you already need to pay.

On top of the greater expense, there’s just a lot more of them. For example, if you’re moving from a city apartment where you dispose of garbage through a chute, you’ll have to buy garbage cans and bags. If you’ve never had to think about the garbage cans, you may be surprised to learn their cost and how many you’ll need. Also, you’ll need items like shovels, rakes, wheelbarrows and household tools for basic lawn maintenance and repairs. Many expenses may cost more than you think they will, so the more you know going in, the better you can be prepared.

Let’s say you bought an older home at the very top of your price range. When you bought the house, you did the math and knew you could afford to pay the mortgage, property taxes, and insurance. Ready to start shopping for a new home or refinance your home loan for a lower monthly payment? Apply online today to explore what you can afford or find the extra money you need in your budget.

Qualifying for a loan and affording a loan are two very, very different things. And knowing the difference may save you financial worries – and money. It's important to remember though, that a refinance is always a trade-off. You may have lower payments, but you'll likely pay more over a longer period of time. Not to mention the other costs of refinancing, which should be considered in your decision.

Calculating your debt-to-income (DTI) ratio is one way to determine whether or not you’re house poor. In general, experts recommend your DTI ratio to be less than 36 percent. For example, if you make $60,000 a year, or $5,000 a month, you should ideally keep your debt below $1,800 a month. That means if you have no other debt, you would pay no more than $1,800 a month on your mortgage. Your debt-to-income ratio, or DTI, can help you determine if you’re house poor by measuring your earnings versus your obligations. Your DTI is your monthly debt payments divided by your income.

The tool takes into account your mortgage payment, property taxes, and HOA fees, along with other factors. Your budget should include projected utility, food, transportation, and medical costs. Include your monthly income and savings and leisure money goals before determining how much you can reasonably afford to spend on a mortgage. It’s possible to be able to comfortably afford your home when you initially purchase it but end up house broke years, or even months, down the road. Some life events that could impact your ability to cover your mortgage include having children, losing a job, or losing a spouse, partner, or roommate who contributed to monthly bills.

They end up buying a home simply because they believe a house is an asset, but that's not always the case. If you’ve been on the personal finance journey for a while, you’ll know that in most cases, buying a home is typically a good investment. If you find yourself feeling house poor, the most important thing is that you take steps to remedy the situation and get your finances back on track. If you already own a home and are worried that you might be on the verge of becoming house poor, recasting your mortgage might be a solution. When calculating how much house you can afford, it’s always a good idea to err on the side of caution and look at houses on the lower end of the spectrum of what your budget can handle.

Though it may not feel like it right now, your mortgage payment does not have to ruin your life. The bigger the down payment you can put together, the lower your monthly payment will be, so it’s helpful to save up as much as possible. You’ll also need to pay closing costs, which can be up to 5% of your home’s loan amount.

The 1 3 Investigator Martyr Profile in Human Design Jamie Palmer Human Design Business Coach & Marketing Strategist

1 3 profile human design

The 3rd line, the Martyr, is all about learning from experience. Unlike the theoretical understanding of the Investigator, the Martyr gains wisdom through trial and error, discovering what works and what doesn’t through direct interaction with the world. In professional settings, the 1/3 profile might face misunderstandings due to their unique approach. It’s vital for them to advocate for their methods and highlight the value of their depth and experiential insights.

Personal Growth is Key

Be true to your nature, follow your Sacral responses, and embrace your unique journey as a 1/3 Generator. The depth and knowledge you can attain as a 1/3 Generator is truly remarkable. It can be a powerful motivator for change, guiding you towards living in alignment with your Human Design.

Some questions from the community about being a 1/3 Projector:

The Martyr aspect of the 1/3 profile learns best through personal experience, often through making mistakes. However, in a world that often values perfection, embracing and acknowledging these errors can be emotionally challenging. The challenge for the 1/3 profile is to find a balance between their need for depth and the practicalities of everyday life. While their investigative nature is a strength, they must also learn when to let go and accept things at face value. With their investigative nature, there’s a risk that the 1/3 profile may fall into the trap of over-analysis. The constant search for deeper meaning can sometimes lead to overthinking, which can result in unnecessary stress or analysis paralysis.

Learning from Trial and Error

They might feel they are diving too deep while also juggling the consequences of their actions in the real world. Given their experiential approach, some decisions might not pan out as hoped. The challenge is to reframe these experiences as growth opportunities rather than failures. The journey of the 1/3 profile in relationships is an evolving one. By looking forward with hope, embracing their strengths, and learning from their challenges, they can ensure a future filled with love, understanding, and growth. Given their deep-seeking nature, the 1/3 profile might sometimes overextend themselves in their quest for understanding.

As a 1/3 Projector, you have a unique set of traits and skills that are valuable and worth celebrating. To live authentically as a 1/3 Projector means honoring your unique traits and embracing your individuality. Third, recognize that your transformative role is a reflection of your resilience and adaptability.

While this may sound negative, it truly leads you down a path that is correct for you. Carrying this energy means you are very resilient and can morph and change rather easily. The more you lean into this energy, the more powerful it becomes.

The Investigative Martyr

The synergy between the Investigator and the Martyr in the 1/3 profile creates individuals who are not only deeply introspective but also immensely practical in their approach to life. They possess a unique blend of theoretical depth and empirical wisdom, making them adept at navigating complex situations. This profile encourages a life path where learning is constant, and understanding evolves through direct experience. People with a 1/3 profile in their Human Design chart are often seen as pioneers in their fields, unafraid to question established norms and explore new territories.

Honour your need for rest here too and bring in a grounding practice. Sometimes such a Personality, being in the process of excavation, does not notice the action of the Body. Still, because 1/3 is the most self-immersed, self-centered Profile.

The experiences of your youthful exploration will give you the depth to be truly wise about life. You will always want to try everything, but by forty you’ll have a deeper awareness of what needs to be experienced and what doesn’t. On the other hand, a significant area of growth for the 1/3 Profile lies in embracing their process of learning.

1 3 profile human design

One of the hallmarks of good leadership is the ability to adapt and learn from setbacks. With their experiential nature, 1/3 profiles not only learn from their own mistakes but also create an environment where their team feels safe to experiment, learn, and grow. With their propensity for in-depth investigation, people with a 1/3 profile often amass a wealth of knowledge in their chosen fields. This positions them well for advisory roles where clients benefit from profound insights.

Dealing with frustration is part of your growth journey. It’s okay to take your time to process your feelings and decide on the best course of action. Third, balance your need for a strong foundation with your curiosity. While you may have a desire to explore different areas, remember to always come back to your base, your area of expertise.

The 1/3 profile should ensure they offer the same depth of understanding they seek, fostering a balanced and harmonious connection. A relationship between a 1/3 and a 2/4 profile can be beneficial. The 2/4 profile, known as the Hermit/Opportunist, often seeks solitude but also has a natural ability to network and connect. The 1/3’s depth can complement the 2/4’s need for introspection, while the 2/4 can introduce the 1/3 to new experiences and social avenues. Finally, once you’ve identified your purpose, embrace it fully.

That allegiance and rejection that's within the emotional field as well as partnerships and dependency in the awareness. As a 1 3, if you're aware, you'll notice that you will create allegiances with those that are also aware. That rejection aspect is those that they interact with you at a surface level. It will reject any of that untruth because you can't lie to a third line.
